Project Scope

This roof replacement project took place on a 30-story high-rise office building in the heart of Downtown Tulsa. The old roof had reached the end of its serviceable life with the existing membrane starting to delaminate from the insulation beneath it, causing it to flap and bellow in the wind. Because of the building location, we could not utilize a crane to load and unload roofing materials and equipment, which left us with no option but to use the service elevator for all loading and unloading.

This roof replacement project took place on a 30-story high-rise office building in the heart of Downtown Tulsa. The old roof had reached the end of its serviceable life with the existing membrane starting to delaminate from the insulation beneath it, causing it to flap and bellow in the wind. Because of the building location, we could not utilize a crane to load and unload roofing materials and equipment, which left us with no option but to use the service elevator for all loading and unloading.

The roof layout was broken into three different sections: the Outside Track, Inner Circle, and High Roof. After a complete tear-off, down to the structural concrete deck, we went back with a fully tapered insulation system to create the needed slope for positive drainage. The Outside Track and High Roof received an adhered Fleeceback TPO roof membrane, while the Inner Circle received smooth back 60 mil. TPO roof membrane.

The concrete screen wall, penthouse rise walls, and lower parapet walls, were all coated with a bright white coating to tie everything together and really make the roof area “shine.” Capping off the project, we installed Johns Manville walk pads around all the high traffic areas to protect the roofing membrane and help extend the life of the roof.

Logistically, projects like this one are always challenging, and experience is crucial to ensure the customer was left with a great experience and limited interruptions. It was a project that took a lot of legwork, but it was very successful.
