The agreed-upon solution was to implement a “re-skin”, which entailed complete removal of only the failing EPDM field membrane and all curb, wall, and penetration flashings. Much of the existing insulation was left in place, with only that which was wet or otherwise compromised being replaced. This not only helped to reduce the overall roof replacement cost to the condominium association, but significantly reduced the amount of landfill waste as well.

After removing the old EPDM membrane, our team installed a new Carlisle 60-mil EPDM ballasted roof system that included new curb, wall, and penetration flashings. The original rock ballast was cleaned and reused to control cost and to reduce landfill waste.

Working on a fully occupied residential building during the COVID-19 pandemic presented a unique set of challenges, and a key factor to the success of this project was effective communication with the HOA and their property management company, along with constant awareness of our surroundings and working conditions.
